We are local owners living about 10 minutes away or in the care takers unit.  We take great pride in our properties and we are personally involved in every aspect of the business.  We will do our very best to provide you with a clean, functional and tastefully decorated home with plenty of decks, patios and paths outdoors for your enjoyment.  We can proudly boast that Casa Panama is known for having the best views in Jenner!

There is unlimited domestic/ long distance.  Verizon cell phones get spotty reception in Jenner (in the driveway, at the coffee shop etc.); Cingular/ AT&T work in some areas nearer to Guerneville.  If you want to receive calls from your cell, you may want to forward calls from your cell to the house phone (707) 865-1123.

DIRECTIONS - From Hwy 101 take the Russian River Resort, River Road exit west, past Guerneville, to Hwy 1, turn right, north, at the intersection towards Jenner.  Go about two miles and turn right at Willig Dr. just past the Jenner Inn.  The road is narrow and curvy but just as it straightens out Casa Panama is on the left at 10631.


Alternatively for a coastal drive, (northbound 101) take the Lakeville Hwy exit and head west up Lakeville to Washington and turn left and continue to the coast.  Head north on Hwy 1 to Jenner.  This route is curvy and we don?t recommend it after dark but if you have the time it is a beautiful way to come with spectacular ocean views and a chance to explore the southern beaches and the historical town of Bodega Bay.


PARKING - Parking is available in the driveway.  Try to park your cars to the right keeping the area next to the house open for backing out.  The GRAY Jag in the back of the driveway is stored and can be blocked in.


GROCERY STORES - At the 101 Steele Lane exit just before River Road there is a new Whole Foods well worth the visit.  Whole Foods is at the opposite end of the Coddingtown Mall opposite from Macy's. In Guerneville there is a 24-hour Safeway store with a small health food store, Food For Humans next door.  There is a small convenience market in Duncans Mills at the Moscow Rd. intersection on the right.  Duncans Mills is divided by the 116 Hwy/ River Rd and on the left side is an awesome coffee/pastry & pizza shop, Gold Coast.  In Sebastopol there is a well-stocked local produce market; Andy's on Hwy 116 and closer to downtown Sebastopol is another smaller Whole Foods. In Jenner we have a gas station with a very small convenience store for essentials and another wonderful coffee shop, Aquatica, for great pastries, sandwiches and salads.


If you take the alternative route through Petaluma there is a Whole Foods on Washington two blocks NORTH of Lakeville Hwy and Lucky's Supermarket on Lakeville ½ mile from the freeway and lots of alternatives in this historical and bustling town.


CHECK-IN TIME - AFTER 3 P.M. PST NO early Check-in unless previously arranged. The keys will be in the lock-box next to the front door or on the kitchen counter as previously arranged. You will receive the code just prior to arrival.  There is a house manual on the counter, please read for specific instructions.  Casatina manual is on the downstairs counter for directions pertaining to that floor of the house.


CHECK-OUT TIME - 11 A.M. PST. NO late check-out unless previously arranged.


CHECK-OUT PROCEDURE - Please leave the home in good condition.  Dishes must be washed and appliances clean. Leave used towels in the laundry baskets.  Do not strip the beds.  Keys must be left in the lock box or however it was pre-arranged. Re-place any furniture moved, cover outdoor furniture, turn off lights and appliances. (See the Casa Panama (or Casatina) Upon Departure List in the house manual for more specific instructions. If you are just renting Casatina there is a separate Casatina manual on the kitchen counter.)


KEYS - Arrangements to obtain keys will be made just prior to each check-in.  If keys are not returned the re-keying charge of $100 per door is the responsibility of the lessee to reimburse.


NON-SMOKING - This is a Non-Smoking home.


CONDITION OF YOUR HOME - Your home will be clean upon your arrival.  We run a tight cleaning schedule but if the guest before you is delayed in leaving the house, this may cause the cleaning crew to finish cleaning your house a bit behind schedule.  Although we rarely have this situation, we ask for your patience if this does occur. 


DAMAGE INSURANCE - Damage Insurance is required when you make your reservation.  Any damage exceeding the insurance waiver is the responsibility of the lessee.  The damage waiver fee is not refundable and it does not cover intentional damage, hauling of excess trash, excess cleaning charges, draining of excessively dirty hot tub or any damage by dogs.


DAMAGE DEPOSIT- Any refundable damage deposits will be reimbursed within 5-7 business days.


PAYMENT -  An advance payment equal to 50% of the rental rate is due upon booking. Final payment is due 15-30 days prior to arrival.  Payments may be made via credit card, e-check or personal checks payable to Toni Tacoma.


CANCELLATIONS - A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur a 5% processing fee. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent.  Weather is not a condition for cancellation.


MONTHLY STAY CANCELLATIONS - Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) days prior to check-in.


MAXIMUM OCCUPANCY - The Casa Panama maximum number of overnight guests is limited to ten (10) persons. Additional day guests on property must be prearranged and approved by owners.  An additional charge may apply.  No parties, weddings or extra guests are allowed without written approval. Violation voids the rental agreement, forfeiture of all funds and results in immediate eviction.  If discovered after the rental a $1,000 fee will be assessed.


AMENITIES - Bedroom amenities include wall mounted TV, lamps, 4 queen size beds with bedding with 4 pillows, down comforter & cover and a sleeper sofa with bedding and 2 pillows. Bathroom amenities include bath & hot tub towels, floor mats, hair dryer & soaps. Kitchen amenities include dishwasher, gas stove with oven, pots, pans, dishes & utensils, coffee & cappuccino makers, coffee grinder, blender, glassware, soaps, paper products & cleaning supplies. You will find other supplies and condiments, i.e. spices, coffee and tea, sugar, etc. for your use. Basic amenities include:  high speed internet access, phone with unlimited domestic and long distance, cable television, VCR, DVD, stereo, gas fireplaces, washer, dryer, ironing board, iron, hot tub, B-B-Q's, patio tables & chairs, deck chairs, lounge chairs, mostly fenced yard and spectacular views indoors and out!


CHARCOAL BAR-B-Q'S & FIRE-PIT - There are two charcoal B-B-Q'S and plenty of grilling tools.  You will need to bring briquettes.  There is also an outdoor fire pit with some wood provided.  Please use carefully and pay attention to dry-season fire warnings and refrain from large fires.  Always be prepared to extinguish the fire by having the hose close at hand.  The hose can be found at the corner of the house when you go down the stairs towards the rock patio. Replace the hose by winding it back up when not in use.


NO DAILY HOUSEKEEPING SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.  


NOISE - Our house is located in a very quiet area and we ask that you respect the tranquility of our area.  If you play loud music, especially at night, neighbors are likely to call the sheriff. If a neighbor is making an excessive amount of noise late at night please call the sheriff.  We cannot do so; they take reports from only those who are being annoyed.


RATE CHANGES - Rates subject to change without notice.


ADJUSTMENTS - Please check your home carefully when you arrive.  If you should discover any problem with the house, please report it to us immediately.  We do not issue refunds to any condition beyond our control, such as power outages, water or plumbing system breakdowns, TV cable black-outs, appliance malfunctions, and the like, and in no event, will we issue a refund for a problem we had no opportunity to resolve.  We maintain our home to the best-possible operating condition.  If a problem should occur we would make every effort to rectify the situation.  If you decide to leave the property earlier than your departure date, there is no refund unless we can re-rent the nights.


FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in and, if checked in, you will be immediately evicted.


WATER CRAFT - We do not supply any water craft of floatation devices and we are not liable for any injuries or incidents of use of such products while on the property.  You can rent kayaks next to the gas station in Jenner from WaterTreks.


HOT TUB - No children under the age of 12 is permitted in hot tubs without adult supervision.  When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  Our staff will, sanitize, refill and replenish chemicals in the hot tub prior to your arrival.  There may be a time when the tub is in the need of a refill and therefore the water may not be warm until later that evening. The hot tub towels can be found in the basket next to the downstairs door.  These towels must be washed and dried before departure.


DO NOT STAND ON THE HOT TUB COVERS.  Hot tub covers are for insulation purposes and are not designed to support, suitcases, a person or persons.  They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm.


FIREPLACES - The fireplace burns propane gas and is controlled by a remote thermostat usually left on the fireplace.  Please do not throw any paper or other combustible materials in the fireplace.   A second free standing heating stove is located downstairs and is turned on by using the toggle switch at the top right back of the unit.  There are portable heaters in most bedrooms for your convenience but they are rarely needed because the house is well insulated and stays evenly heated as long as the windows are not left open. Instructions for use are in house manual.


TRASH - When you leave your rental, please remove all food (except provided condiments), place all trash in the trash cans, and make sure the trash cans are placed in the appropriate place for pick-up.  If trash day pick-up of Friday morning occurs during your booking, you must put the trash cans out on Friday morning before 10AM unless the caretakers are in residence. If you fail to recycle, you will likely exceed the trash capacity.  If this happens please advise us so we can make arrangements. There could be a charge-back of $45 or more depending on quantity.  Never leave trash outside the cans.  Animals will scatter it.


WATER AND SEPTIC - The house is on a septic system.  The septic system is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No feminine products should be flushed at anytime.  If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).


BLOCKED TOILETS - We test the toilet prior to arrival to ensure it is in working order. In the event your party creates an overflowing toilet you cannot unblock, with the plunger in the house, you will need to call us and then a plumber (See Emergency Numbers in the home manual) at your expense.  If you leave the house with a blocked toilet, we will charge your credit card or invoice you for the cost of unplugging it.


STORM POLICY - There are no cancellations due to weather.


ELECTRICAL ISSUES - We are surrounded by a heavily forested area here and electricity is not as reliable as in the cities.  We can get occasional power outages.  Your home has an informational sheet with all the emergency numbers you might need to report or check on any power outage. 


UTILITIES - Utilities are included except for monthly rentals where the occupant will be given a $100 propane allowance and will pay any balance due at time of check-out.


EMERGENCIES - In the event of an emergency, please refer to the Emergency Numbers page in your house manual.  Also inform us of any emergency by calling any or all of our listed numbers.


COMMERCIAL USE - Commercial use of our home is strictly forbidden without a contract for specific use.


DOGS - This is a dog friendly property.  The yard is mostly fenced.  Pet owners are responsible for keeping your dog leashed while in the yard and cleaning up all pet refuse.  All pets must be up-to-date on rabies and all other vaccinations.  Heart-worm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. 


Please groom your dog before checking in.  If your dog is a shedding type, make sure there is no dog hair on the furniture when you depart.  Pets are not allowed on furniture at any time.  If your pets sleeps with you be sure to bring a bed-cover that covers the entire bed.  Any evidence of pets on furniture may incur extra cleaning fees.  Please make sure your pets are clean before they enter the house.


Pets may not be left alone in the home at any time unless they are crated and quiet.  Do not allow dogs to bark and annoy neighbors.  Dogs should be leashed and supervised while in the yard due to the cats living on property.  Please also keep your dog on a leash outside the grounds. Sonoma County strictly enforces its leash law.  All items above are the sole responsibility of the pet owner. The home owners assume no responsibility for illness or injury that pets may incur while on the premises. 


RENTAL OF MORE THAN ONE HOME -  If you are renting houses in close proximity to one another please respect the fact that neighbors treasure their peace and quiet. They value access to their driveways, and they are quick to complain if our guests create problems on either account. Having people from one house spend most of their time at another unfairly burdens that house, creates a risk or sewer or septic back-up, and creates a risk of neighbor complaints.


If you do rent more than one house the following rules apply: No items can be moved from one house to another. Guests moving between houses must respect the quiet of the neighborhood and refrain from loud or boisterous behavior on the street, particularly at night. Guests from two or more houses will not spend the bulk of their rental time at a house other than the house in which they are sleeping. 


TRAVEL INSURANCE - We highly recommend all guests purchase travel insurance.  If you wish to purchase travel insurance, go to for details and to purchase.


LIABILITY - Casa Panama is a privately owned home.  The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that you accept the policies of this contract and that all guests are expressly assuming the risk of any harm arising from their use of the premises any damage to furniture or artwork, or others whom they invite to use the premise.  By accepting this contract you agree to hold harmless the owners or its agents and (or) its employees.


WRITTEN EXCEPTIONS - Any exceptions to the above mentioned policies must be approved in writing in advance.
