THANK YOU for choosing my home for your vacation. I hope that you have a pleasant stay. I take great pride in Casa Panama/Casatina and am personally involved in every aspect of the business. I do my very best to provide you with a clean, functional and tastefully decorated home with lovely outdoor spaces that inspire. 


AGE RESTRICTION – Lessee must be a minimum of 24 years old.

PHONE 

(707) 865-1123, Casa Panama/ Casatina house landline, is for your use for incoming or outgoing calls while in residence. There is unlimited domestic/ long distance.  

For your cell, Verizon cell phones get the best reception in the coastal and rural areas near Jenner. The reception is spotty in Jenner but you are able to get text messages. 

Cingular/ AT&T works in areas closer to Santa Rosa.  If you want to receive calls from your cell especially for those of you with Cingular/AT&T, we recommend you forward calls from your cell to the house phone

ADDRESS

Follow the walkway off of the driveway to the Casa Panama entrance. Look for the Casa Panama signage at the door. The lockbox is to the left of the door. You will receive a welcome email from me a day or two before your arrival with the lockbox code. If for some reason, you have not received it be sure to contact me before your arrival.


DRIVING DIRECTIONS

From Hwy 101 take the Russian River Resort, River Road exit west, past Guerneville, to Hwy 1, turn right, north, at the intersection towards Jenner.  (If you look closely you will be able to see Casa Panama, a big yellow house on the hill next to the tree line.)  Go approximately 1.5 miles and turn right just past the Jenner Inn on Willig Dr.  Proceed up the hill. The road is narrow and curvy but just as it straightens out Casa Panama is on the left at 10631.

Alternatively for a coastal drive, (northbound 101) take the Lakeville Hwy exit and head west up Lakeville to Washington and turn left and continue to the coast.  Head north on Hwy 1 to Jenner.  This route is curvy and we don’t recommend it after dark but if you have the time it is a beautiful way to come with spectacular ocean views and a chance to explore the southern beaches and the historical town of Bodega Bay.


PARKING 

There is parking in the driveway for 5-8 cars.  Try to park your cars to the right with the desired outcome to keep the area next to the house open for backing out. The two silver Prius’ are staff cars. If you think you need the space they occupy please arrange for that in advance. 

There is a sensor-light in the driveway and another switch operated light just inside the covered walkway at the entrance nearest the center of the driveway. It will be left on for you if we know you are a late arrival otherwise it is important you are aware of its location.


CHECK-IN TIME

AFTER 4 P.M. PST. There are no early Check-in’s unless previously arranged. 


CHECK-OUT TIME

11 A.M. PST. Please adhere to the schedule because staff arrives promptly at 11 and needs every minute available to them to prepare the property for the next guest. There are no late checkouts unless previously arranged. 

 

KEYS

The keys will be in the lock-box next to the front door or on the kitchen counter as previously arranged. You will receive the code just prior to arrival. If keys are not returned, the re-keying charge of $100 per door is the responsibility of the lessee to reimburse.


HOUSE MANUAL

In the Casa Panama manual, you will find more specific instructions for how to use or find everything in the house.  The Casatina manual is for directions pertaining to the lower floor of the house.


CHECKOUT PROCEDURE 

The house must be left in good condition.  Dishes must be washed and appliances and bar-b-q’s left clean. DO NOT strip the beds or do any laundry with the exception of hot tub towels. PLEASE replace any furniture that you may have moved. (In the time we have to turn over the house it can be very problematic for the girls to move furniture.)  Re-cover the outdoor furniture and lower and cover the umbrellas. Turn off lights and appliances. Lock the KEY back in the lock-box.


NON-SMOKING

This is a Non-Smoking residence. Smoking is permitted outdoors.


CONDITION OF YOUR HOME 

Your home will be clean upon your arrival.  We run a tight cleaning schedule but if the guest before you are delayed in leaving the house, this may cause the cleaning crew to finish preparation for you a bit behind schedule.  Although we rarely have this situation, we ask for your patience if this does occur. 

 

DAMAGE INSURANCE

Damage Insurance is required when you make your reservation unless you have made previous arrangements.  Any damage exceeding the insurance waiver or in the case when there is no valid waiver is the responsibility of the lessee.  The damage waiver fee is not refundable. It is important to note the damage waiver insurance does not cover intentional damage, hauling of excess trash, excess cleaning charges, draining of excessively dirty hot tub or any damage by dogs. Any of those issues that cause a loss are the responsibility of the lessee to reimburse.


DAMAGE DEPOSIT

Any refundable damage deposits due will be reimbursed within 5-7 business days by the homeowner.


PAYMENT

An advance payment equal to 50% of the rental rate is due upon booking. Final payment is due 15-30 days prior to arrival.  Payments may be made via credit card unless previously arranged.


CANCELLATIONS 

A thirty (30) day notice is required for cancellation. Cancellations that are made more than thirty (30) days prior to the arrival date will incur a 5% processing fee. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent.  Weather is not a condition for cancellation.


MONTHLY STAY CANCELLATIONS

Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least thirty (30) days prior to check-in. 


MAXIMUM OCCUPANCY

The Casa Panama maximum number of overnight guests is limited to ten (10) persons. Additional day guests on the property must be prearranged and approved by owners.  An additional charge may apply.  No parties, weddings or extra guests are allowed without written approval. Violation voids the rental agreement, forfeiture of all funds and results in immediate eviction.  If discovered after the rental a $1,000 fee will be assessed. 


AMENITIES 

Bedroom amenities include a wall mounted TV (with the exception of the bedroom downstairs), lamps, queen or king size beds with bedding and four pillows, down comforter and cover and a queen sleeper sofa with bedding and two pillows. (Sleeper sofa bedding is found in the carved wooden chest.) 

Bathroom amenities include bath and hot tub towels, floor mat, hairdryer, and soaps. Kitchen amenities include a two burner stove with convection/ microwave, pots, pans, dishes and utensils, coffee maker, coffee grinder, blender, glassware, soaps, paper products and cleaning supplies. You will find other supplies and condiments, i.e. spices, coffee and tea, sugar, etc. for your use. 

Basic amenities include Satellite internet access, phone with unlimited domestic and long distance, cable television, stereo, gas fireplace, washer, dryer, iron and ironing board, hot tub access, B-B-Q (gas and charcoal), patio tables and chairs, deck chairs, lounge chairs, fenced yard.


FIREPLACE

The house is heated with a gas-powered fireplace that does a great job heating the upstairs. Turn it on with the remote control left on top of the fireplace. The fireplace downstairs is best for heating that area. Turn it on by using the toggle switch at the top right back of the unit. Please do not throw any paper or other combustible materials in the fireplaces. 

There is also a portable heater found in two of the upstairs bedrooms or in the bedroom closet of the downstairs bedroom for your convenience but it is rarely needed. The house is well insulated and stays evenly heated as long as the windows are not left open

while the heat is on. 


GAS GRILL & CHARCOAL BAR-B-Q

There are a large gas grill and a charcoal Bar-B-Q for your use. We try to keep the gas-filled and supply an extra tank but if you find you need more gas during your stay it can be purchased at Cassini Ranch in Duncans Mills or at the hardware store in Guerneville. You will need to supply your own briquettes, which can be purchased in Jenner at the gas station. Please follow directions on the gas grill for cleaning and leave it clean for the next guests.


OUTSIDE CHIMINEA 

The outdoor Chiminea is on the deck next to the sofas. Follow the directions that are in the manual for its use. Be cautious because it can get very hot on the outside. Take precautions especially if you have young children to keep them at a safe distance. 


OUTSIDE SOFAS AND UMBRELLAS

There are two upholstered sofas on the deck. Please keep them covered when not in use especially overnight so they remain clean and dry. The umbrellas should be left down and covered when not in use in case of unexpected wind. There is a stepladder left on the deck to aid you. If you move the umbrellas do so carefully because the bases are very heavy. Please replace any stands moved before you leave. 


HOT TUB

No child under the age of 12 is permitted in the hot tub without adult supervision.  When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk.  Our staff will sanitize, refill and replenish chemicals in the hot tub prior to your arrival.  There may be a time when the tub is in the need of a refill and therefore the water may not be warm until later that evening. If the hot tub light is flashing or it has reverted to “sleep mode” please follow the directions in the home manual to reset it.

The hot tub towels can be found in the basket next to the downstairs living room closet. Please re-wash and dry before departure. Please do not mix with colored items.

DO NOT STAND ON THE HOT TUB COVER

The hot tub cover is for insulation purposes and is not designed to support suitcases or even the weight of a child.  The cover will crack and you may be charged for replacement. Remember when not using the hot tub; always keep the cover on it to maintain the temperature setting. 


DAILY HOUSEKEEPING SERVICE

While linens and bath towels are included in the unit, daily maid service is not included in the rental rate.  If you would like to have additional service it can be arranged for an additional fee.


NOISE

The house is located in a very quiet neighborhood and we ask that you respect the tranquility of the area.  Please keep the noise to a minimum especially after 9:30 pm. Do not play amplified music or talk loudly outside. Neighbors are likely to call the sheriff whenever there is any problem. If another neighbor is making an excessive amount of noise you may also call the sheriff. 


RATE CHANGES

Rates are subject to change without notice.


ADJUSTMENTS 

Please check my home carefully when you arrive.  If you should discover any problem with the house, please report it to Teri or me immediately.  We do not issue refunds to any condition beyond our control, such as power outages, water or plumbing system breakdowns, TV cable black-outs, appliance malfunctions, and the like. In no event, will we issue a refund for a problem we had no opportunity to resolve.  We maintain our home to the best possible operating condition.  If a problem should occur we would make every effort to rectify the situation.  If you decide to leave the property earlier than your departure date, there is no refund unless we are able to re-rent the nights in question.


FALSIFIED RESERVATIONS

Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in and, if checked in, you will be immediately evicted.


WATERCRAFT

We do not supply any watercraft or floatation devices and we are not liable for any injuries or incidents of use of such products while on the property.  We are lucky to have a great place to rent kayaks just at the bottom of the hill in Jenner. WaterTreks hut is next to the gas station and their boats are in the water near the Visitor Center. They offer tours and lessons.  Also, check out Lotus Kayaks who offer day rates and deliver the boats wherever you need on request.


TRASH 

When you leave my home, please remove all food (except provided condiments) and place all trash in the proper trash can bins outside on the driveway. If you fail to recycle, you will likely exceed the trash capacity.  If this happens please advise us so we can make arrangements. There could be a charge-back of $45 or more depending on quantity.  Never leave trash outside the cans. This will attract raccoons. Always re-lock the bin doors.

Trash Pick-up is Friday morning before 10:00 AM. It is your responsibility to take your trash from the house to the bins only. The caretaker will move the cans to the driveway and back unless something else has been prearranged. Do be mindful of parking your car in a way that does not block the trash bin doors.

 

WATER AND SEPTIC

All homes in Jenner are on septic systems. The septic system is very effective; however, it will clog up if improper material is flushed down the toilet.  DO NOT FLUSH anything other than toilet paper.  No feminine products or paper towels should ever be flushed at any time.  If it is found that feminine products or paper towels have been flushed and clog the septic system, you could be charged damages of up to two hundred dollars ($200).


BLOCKED TOILETS

We test the toilets prior to arrival to ensure they are all in working order. In the event your party creates an overflowing toilet you cannot unblock with the plunger provided, please inform us or if deemed necessary call a plumber (See Emergency Numbers in the home manual) at your expense.  If you leave the house with a blocked toilet, we will charge your credit card or invoice you for the cost of unplugging it. 


STORM POLICY

There are no cancellations due to weather.


ELECTRICAL ISSUES

Because Jenner is flanked with heavily forested areas, electricity is not as reliable as in the cities.  Jenner can get occasional power outages.  The home has an informational sheet with all the emergency numbers you might need to report or check on any power outage.  There are a hardline phone, candles and battery lanterns for your use in such an emergency in the Emergency Kit found under the stairs above the dryer.


UTILITIES

Utilities are included except for monthly rentals where the occupant will be given a $100 propane allowance and will pay any balance due at time of checkout.


EMERGENCIES

In the event of an emergency, please refer to the Emergency Numbers page in your house manual.  Also inform us of any emergency by calling any or all of our listed numbers. There is an Emergency Kit under the stairs above the dryer. The water meter is on the street steps from the Casatina gate. The electrical panel is on the outside of the house, driveway side. There is a subpanel in the hallway near the front door under the smallest painting.


COMMERCIAL USE

Commercial use of my home is strictly forbidden without a contract for specific use.


DOGS

This is a dog-friendly property. The yard is completely fenced but clever dogs might still find a way out somewhere. Dogs should be leashed and supervised while in the driveway due to the cat living on the property. Outside the grounds, it is important to note Sonoma County strictly enforces leash laws.  

Please groom your dog before checking in. If your dog is a shedding type, make sure there is no dog hair on the furniture when you depart.  Pets are not allowed on furniture at any time.  If your pets sleep with you be sure to bring a bedcover that covers the entire bed.  Any evidence of pets on furniture may incur extra cleaning fees

All pets must be up-to-date on rabies and all other vaccinations.  Heartworm prevention is highly recommended. All pets are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival.  Be sure and check your pet for ticks after walks off-site. We notice ticks especially when off trail in summer months. Please clean up all pet refuse out of respect for the next guest.  

Pets may NOT be left alone in the home at any time unless they are crated and quiet.  Do not allow dogs to bark and annoy neighbors. 

All items above are the sole responsibility of the pet owner. The homeowners assume no responsibility for illness or injury that pets may incur while on the premises.

 

RENTAL OF MORE THAN ONE HOME

If you are renting other houses in close proximity to one another please respect the fact that neighbors treasure their peace and quiet. They value access to their driveways, and they are quick to complain if our guests create problems on either account. 

If you do rent more than one house the following rules apply: No items can be moved from one house to another. Guests moving between houses must respect the quiet of the neighborhood and refrain from loud or boisterous behavior on the street, particularly at night. Guests from two or more houses will not spend the bulk of their rental time at a house other than the house in which they are sleeping.  


TRAVEL INSURANCE

LIABILITY

Casa Panama/Casatina/Villa Vista is a privately owned home.  The owner is not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that you accept the policies of this contract and that all guests are expressly assuming the risk of any harm arising from their use of the premises any damage to furniture or artwork, or others whom they invite to use the premises.  By accepting this contract you agree to hold harmless the owner or its agents and (or) its employees.


WRITTEN EXCEPTIONS

Any exceptions to the above mentioned policies must be approved in writing in advance.

Guest agrees to take responsibility for any damage or losses incurred.
